Alton Bay is the long, narrow arm of Lake Winnipesaukee that reaches south to the village of the same name, where the Mount Washington docks, the bandstand stands on the water, and the only ice runway in the lower 48 opens on the frozen bay in a cold winter. The Alton Bay Christian Conference Center has held summer meetings on the west shore since 1863, and its cottages, along with the camps that line both sides of the bay, are the village's housing. Most were built between 1900 and 1960, on posts or shallow block foundations, a few feet above the water.
That puts Alton Bay houses at the mercy of two things: the lake level and the cold. Winnipesaukee is drawn down every fall and rises with the melt, and in a wet spring like May 2006 the bay comes over the seawalls and into the lowest crawl spaces. In winter the bay freezes solid enough to land planes on, and the camps freeze with it. A cottage closed up with the water on splits a pipe on a night like February 3, 2023 and runs when it thaws. Nobody is there to hear it.
We connect Alton Bay homeowners by phone with an independent local water damage provider. The provider looks at the house and explains what it needs.
A closed-up cottage with a pipe that let go in the thaw is a frozen pipe cleanup, and the crew wants to know when it was last checked. Lake water in a crawl space or a shallow basement is a basement flooding cleanup, treated as outside water. Pine floors in a 1920s camp that cupped after a leak are a hardwood floor drying call before anyone pulls a board.
Alton Bay is part of the Town of Alton, and rebuild permits go through the same building inspector. The Lake Winnipesaukee Alliance tracks the lake's level and water quality, which matters when lake water rather than groundwater is what came into the house.

The rooms, ceilings, and floors a failed supply line reached, pumped out and dried once the water is shut off.
A basement that filled when the pump quit in a storm or an outage, pumped out and dried before the walls hold the damp.
A failed tank in a basement or utility closet and the flooring, drywall, and stored belongings it soaked.
Cupped oak or pine metered and dried with floor mats before anyone decides the boards have to come out.
